How guaranteed rent works

Suitability Assessment

Not every property qualifies. We assess your property against our criteria and tell you upfront whether it’s suitable, and at what guaranteed rent level. Honest answer, no time-wasting.

Written Terms

A fixed-term agreement (typically 3–5 years) with the monthly rent, any conditions, and exit terms set out clearly. You read it, ask questions, and sign when you’re satisfied. No surprises in the small print.

Handover

We take over full management. Tenant finding, maintenance, compliance, everything. You receive your agreed rent each month.

Ongoing

Your rent arrives on the agreed date each month, whether the property is occupied or not. You hear from us when something genuinely needs your decision. Otherwise, we handle it.

Is the guaranteed rent below market rate?

Usually slightly below. The trade-off is certainty — no voids, no arrears, no management involvement. We’ll show you both options side by side so you can make an informed decision.

What happens if there’s damage to the property?

Covered in the agreement. Standard fair wear and tear is expected. Damage beyond that is handled under the terms of the arrangement — set out clearly before you sign.

Can I end the agreement early?

Exit terms are specified in the contract and we walk through them with you before anything is signed. We want you to be fully comfortable before you commit.

What if I want to sell during the term?

We’ll work through the options with you. Tenanted properties often sell well to investors — and we can advise on sale strategy if it comes up.
