Selling a property is the largest single financial transaction most people will ever make — and the decisions that determine the outcome are made before the “For Sale” board goes up. What price to ask. Whether to invest in works first. Whether to sell now or wait. Whether a straight sale is the right route at all. Most agents skip these decisions. We start with them.

What we think about

The conventional sales model is structured around the agent’s interests, not the owner’s. Agents win by listing, so they over-quote at the valuation, lock you into a contract, then reduce the asking price three weeks in. We don’t do that.

We provide a written sales strategy before any agreement is signed, with three pricing scenarios and the reasoning behind each. If the right answer is “wait six months,” or “this would be better as an assisted sale,” we say so - even though it loses us the listing in the short term. Honest advice builds long-term clients. Aggressive listings don’t.

How a sales instruction works

Site Assessment

A senior advisor visits the property. We look at condition, layout, location, and the specific market context for properties of this type. This isn’t a 20-minute valuation appointment. It typically takes 60–90 minutes.

Market Analysis

We pull comparable sales data, current listings, and demand signals for properties in the immediate area over the last 12 months. We model three pricing scenarios — conservative, market, and ambitious — and project the likely outcome of each.

Written Strategy

You receive a written Sale Strategy document — typically 4–6 pages. It covers the recommended pricing approach, the marketing strategy, expected timeline, projected net proceeds after fees and tax considerations, and any pre-sale works we’d recommend. If we think you should sell via a different route, this document explains why.

Execution

If you choose to proceed with us, we execute the strategy. Listings on the major portals, professional photography and floor plans, video where appropriate, and a managed buyer process — qualifying every enquiry, managing viewings personally, negotiating offers properly.

WHAT IT COSTS

Fees are quoted at the strategy stage, based on the property and the work involved — typically in the range of 1.0%–1.8% of the achieved sale price plus VAT, payable on completion. The Sale Strategy Review itself is free. If you decide not to proceed with us after the review, you keep the document. We don’t charge for our thinking.
